Maintenance Technician – Restore at Carolina Park

About the role

The Maintenance Technician ensures that the physical aspects of the property – buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. This role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing them in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose mechanical or technical issues and perform appropriate repairs.
• Experience with make‑ready processes, including inspections and coordination with vendors.
• Strong organizational skills for inventory tracking and documentation.
• Commitment to safety protocols and participation in safety meetings.
