Maintenance Technician – Property Operations

About the role

Greystar is seeking a Maintenance Technician to ensure that the physical aspects of its residential properties meet the highest standards of cleanliness, safety, appearance, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by picking up debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

• Ability to follow established procedures and work independently while coordinating with vendors and contractors.
• Strong attention to detail for inspections, documentation, and quality of finished work.
