Maintenance Technician – On-site

About the role

The Maintenance Technician ensures that all physical components of the property – buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. Working on‑site, you will respond to resident requests, perform preventative maintenance and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them in line with company policies and code requirements.
• Manage the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies and completing all required repairs and inspections.
• Track and replenish maintenance inventory, ensuring tools, equipment and materials are accounted for and re‑ordered as needed.
• Document all service activities accurately and promptly to maintain clear records.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.

Required profile

• Ability to diagnose mechanical or structural issues and perform repairs safely.
• Strong attention to detail for inspections, documentation and inventory management.
• Physical capability to handle cleaning, painting and pressure‑washing tasks.
• Willingness to follow Greystar’s safety and risk‑management policies and attend regular safety meetings.
