Maintenance Technician (Non-Certified)

About the role

This full-time Maintenance Technician (Non-Certified) position at the Carelton Courtyard in Galveston, Texas performs technical and mechanical work so that the buildings, grounds, amenities and common areas of the property meet the company's standards for cleanliness, appearance, safety and functionality. The hourly range is $16.50 - $20.00.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policies, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting the work.
• Track inventory of materials, tools and equipment, return unused items and notify the maintenance supervisor of re-order needs.
• Complete service request paperwork accurately and on time so requests can be tracked.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools correctly.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with property inspections to flag safety and repair concerns.

Required profile

• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Able to stand, walk or sit for long periods, climb ladders, work in all weather and lift up to 25 pounds alone and 50 pounds with help.
• Able to work a flexible schedule, including call-outs on evenings, weekends and holidays, and occasional travel to other properties or training.
