Maintenance Technician (Mid‑Rise Property)

About the role

Greystar is seeking a Maintenance Technician to ensure the physical aspects of a mid‑rise, lease‑up property meet the company’s standards for cleanliness, safety, appearance, and functionality. The role involves responding to resident service requests, performing preventive maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly for proper tracking.
• Maintain grounds, common areas, and amenities by removing debris, pressure‑washing breezeways and pool areas, cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to perform technical and mechanical tasks safely and in compliance with company policies and local codes.
• Strong attention to detail for inspections, documentation, and quality of work.
• Flexibility to work a Monday‑Friday schedule with rotating on‑call duties.
