Maintenance Technician – Mid-Level

About the role

Greystar is seeking a Mid‑Level Maintenance Technician to ensure the physical aspects of its residential properties in Houston meet the company’s standards for cleanliness, safety, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing defects and repairing them in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, and performing general cleaning and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.

Required profile

• Mid‑level experience in property or facilities maintenance.
• Ability to read and interpret work orders, safety policies, and building codes.
• Strong organizational skills for inventory tracking and documentation.
• Physical capability to perform manual tasks such as lifting, climbing ladders, and operating pressure‑wash equipment.
