Maintenance Technician – Marlowe Lake Manatee

About the role

The Maintenance Technician ensures that the physical aspects of the Marlowe Lake Manatee community – buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. This onsite role supports daily operations, resident requests and the preparation of vacant units for new move‑ins.

Key responsibilities

• Complete work orders generated from resident service requests and perform preventative maintenance, diagnosing defects and repairing them in line with company policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing repairs and inspecting finished work.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document service requests and maintenance activities accurately and promptly for proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
• Adhere to Greystar’s safety policies and applicable regulatory standards.

Required profile

• Experience performing technical and mechanical work in a residential or commercial property setting.
• Ability to diagnose issues, follow established procedures and comply with safety and code requirements.
• Strong attention to detail for inspections, documentation and inventory management.
• Willingness to work a Monday‑Friday schedule with rotating on‑call duties.
