Maintenance Technician (Lease‑Up)

About the role

The Maintenance Technician (Lease‑Up) ensures that all physical aspects of the property – buildings, grounds, amenities and common areas – meet Greystar’s standards for safety, appearance and functionality. You will work directly with resident service requests, perform preventative maintenance and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion and final inspection.
• Manage inventory of tools, supplies and equipment, tracking usage, returning unused items and notifying the supervisor of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings and trainings.

Required profile

• Ability to diagnose and repair mechanical issues in residential settings.
• Experience with make‑ready procedures and coordinating vendors.
• Familiarity with inventory tracking and supply management.
• Strong attention to detail for documentation and quality inspections.
• Willingness to perform grounds and amenity upkeep, including pressure‑washing and painting.
• Commitment to safety protocols and risk‑management practices.
