Maintenance Technician – Lease Up

About the role

Greystar is seeking a Maintenance Technician to support the lease‑up process for its Waterline community in Texas. The role focuses on preparing vacant units for new residents and handling resident service requests while maintaining the property’s overall appearance and safety.

Key responsibilities

• Respond to resident work orders, diagnose issues, and perform repairs in line with safety standards and code requirements.
• Execute the make‑ready process: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, complete repairs, and verify finished work.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly for tracking purposes.
• Assist with grounds and common‑area upkeep, including trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.

Required profile

• Ability to read and interpret work orders and maintenance manuals.
• Strong attention to detail and commitment to safety protocols.
• Good organizational skills for tracking inventory and scheduling tasks.
• Physical capability to perform manual labor and lift equipment as needed.
