Maintenance Technician – Katy, TX

About the role

Greystar is seeking a Maintenance Technician to support the day‑to‑day operation of its residential property in Katy. The role ensures that buildings, grounds, amenities and common areas meet the company’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete resident‑initiated work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds and common areas by picking up debris, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.
• Participate in safety and risk‑management meetings and adhere to Greystar’s safety policies.

Required profile

• Ability to diagnose and repair mechanical or building defects.
• Experience with make‑ready turnover processes and coordinating vendors.
• Strong organizational skills for inventory tracking and documentation.
• Willingness to perform grounds upkeep and basic painting tasks.
• Commitment to follow safety procedures and attend routine safety meetings.
