Maintenance Technician – James Island

About the role

The Maintenance Technician ensures that the physical components of the property – buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. Working on James Island, you will respond to resident requests, perform preventative maintenance and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final quality checks.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to diagnose mechanical issues and perform repairs safely and in compliance with regulations.
• Strong attention to detail for inspections, documentation and quality assurance.
• Willingness to follow Greystar’s safety and risk‑management policies and attend routine safety meetings.
• Capability to coordinate with vendors, schedule work and manage inventory.
