Maintenance Technician

About the role

The Maintenance Technician ensures that the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for safety, appearance, and functionality. This role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and conduct preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document service requests and maintenance activities accurately and promptly.
• Maintain grounds and common areas by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
• Participate in safety and risk‑management meetings and adhere to Greystar’s safety policies.

Required profile

• Ability to diagnose and repair mechanical and technical issues.
• Experience with make‑ready procedures and coordinating vendors.
• Strong attention to detail for documentation and inventory tracking.
