Maintenance Technician – Hudson House

About the role

The Maintenance Technician ensures that the physical components of Hudson House West – including buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. The role involves responding to resident service requests, performing preventative maintenance and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing issues and performing repairs in line with company policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, coordinating vendors, obtaining supplies and inspecting completed work.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Accurately document service requests and maintenance activities in a timely manner.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose mechanical or technical issues and perform repairs safely.
• Experience handling make‑ready turnover processes and coordinating with vendors.
• Strong organizational skills for inventory tracking and documentation.
• Commitment to maintaining clean and safe property environments.
• Willingness to follow safety procedures and attend safety meetings.
