Maintenance Technician – Hampton, VA

About the role

The Maintenance Technician ensures that all physical aspects of Greystar’s residential properties—including buildings, grounds, amenities, and common areas—meet the company’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Adherence to Greystar’s safety and risk‑management policies, including participation in routine safety meetings.
• Ability to follow established procedures for maintenance work, inventory handling, and documentation.
• Strong attention to detail when inspecting work and preparing units for occupancy.
