Maintenance Technician – Garden-Style Apartment Community

About the role

The Maintenance Technician ensures that the physical aspects of a garden‑style apartment community meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role supports both resident requests and preventative maintenance across the property’s buildings, grounds, and common areas.

Key responsibilities

• Complete work orders generated from resident service requests and perform preventative maintenance, diagnosing defects and repairing in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory by tracking usage of tools, equipment, and supplies, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking and record‑keeping.
• Maintain grounds, common areas, and amenities by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Strong attention to detail for documentation, inventory tracking, and quality inspections.
• Capability to follow established safety procedures and code requirements.
