Maintenance Technician for High‑Rise Residential Property

About the role

The Maintenance Technician ensures that the physical aspects of a high‑rise residential property, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Complete resident‑requested work orders and preventative maintenance, diagnosing defects and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion, and final inspections.
• Manage inventory by tracking material usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using tools and supplies efficiently.

Required profile

• Ability to perform technical and mechanical work on residential property systems.
• Familiarity with safety procedures, building codes, and Greystar’s operational standards.
• Strong attention to detail for inspections, documentation, and inventory management.
• Capability to coordinate with vendors and contractors for timely repairs.
