Maintenance Technician for Evermore Property

About the role

The Maintenance Technician will ensure that the Evermore property in Mooresville, NC remains safe, functional, and presentable. This role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants. The technician works on a Monday‑Friday schedule with a rotating on‑call rotation.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when possible and using materials efficiently.

Required profile

• Must follow established policies, procedures, safety standards, and applicable code requirements.
• Must complete documentation and paperwork in a timely, accurate, and complete manner.
• Ability to work independently, coordinate with vendors, and manage on‑call responsibilities.

Required skills

• Pressure washing of breezeways and pool areas.
• Painting of curbs, signage, and other surfaces.
• Inventory tracking and re‑ordering of maintenance supplies.
• Execution of make‑ready processes for vacant units.
