Maintenance Technician - Folio

About the role

Greystar is seeking a Maintenance Technician to ensure the physical aspects of its Folio property meet the highest standards of cleanliness, safety, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas, and amenities by cleaning, pressure‑washing, trash removal, and painting as needed.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, attending routine safety meetings.

Required profile

• Experience performing technical and mechanical maintenance in residential or commercial properties.
• Ability to diagnose and resolve mechanical issues while following safety and code requirements.
• Strong documentation and inventory‑tracking skills.
• Willingness to work with vendors and contractors to complete maintenance tasks.
