Maintenance Technician – Eden Heritage Lakes

About the role

The Maintenance Technician ensures that the physical aspects of the Eden Heritage Lakes community—including buildings, grounds, amenities, and common areas—are clean, safe, and fully functional. This role supports both resident requests and preventative upkeep to maintain Greystar’s high standards.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing parts when possible, minimizing waste, and using tools correctly.

Required profile

• Ability to diagnose and resolve mechanical issues efficiently.
• Strong attention to detail for inspections, documentation, and quality of work.
• Proactive approach to preventative maintenance and cost‑saving measures.
• Capability to coordinate with vendors and manage inventory responsibly.
• Physical ability to perform cleaning, pressure‑washing, and basic painting tasks.
