Maintenance Technician – Downtown Philadelphia

About the role

Greystar is seeking a Maintenance Technician to support its downtown Philadelphia property. The role involves performing technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and fully functional.

Key responsibilities

• Complete resident‑generated work orders and preventative maintenance tasks, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final quality checks.
• Manage inventory by tracking usage of tools, supplies, and equipment, returning unused items and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Physical capability to perform manual tasks, lift equipment, and work in various weather conditions.
• Effective communication skills for coordinating with residents, vendors, and supervisors.
