Maintenance Technician (Coddle Creek, NC)

About the role

The Maintenance Technician ensures that the physical aspects of the Coddle Creek property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, onsite position works Monday‑Friday with a rotating on‑call schedule.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing them in line with company policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, perform maintenance tasks, and inspect completed work.
• Manage inventory by retrieving materials, tools, and equipment from the maintenance department, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible, minimizing waste of materials, and using tools correctly.

Required profile

• Ability to perform mechanical repairs and preventative maintenance on residential property systems.
• Familiarity with safety standards, building codes, and Greystar’s maintenance procedures.
• Strong organizational skills for tracking inventory, completing documentation, and coordinating vendor work.
• Willingness to work onsite in a rotating on‑call schedule.
