Maintenance Technician - Chesapeake/Virginia Beach, VA

About the role

Greystar, a global real estate platform focused on institutional-quality rental housing, is hiring a Maintenance Technician for its Chesapeake/Virginia Beach, VA property. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies, repairs and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete service documentation accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections to flag safety and repair concerns.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Able to stand, walk, sit, bend, climb ladders, reach, carry and crawl in confined spaces, and work indoors and outdoors in all weather.
• Able to lift up to 25 pounds alone and 50 pounds with assistance; occasional travel to other properties or training may be required.
• Flexible schedule including call duty on evenings, weekends and holidays.

• Hourly pay of $24.00 - $26.00, with possible weekly, monthly or quarterly bonuses for onsite positions.
