Maintenance Technician – Apartment Community

About the role

The Maintenance Technician is responsible for ensuring that the physical aspects of Canyon Creek Apartments—including buildings, grounds, amenities, and common areas—are kept clean, safe, and fully functional. This role supports resident satisfaction and prepares vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them in line with company policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, perform maintenance tasks, and verify completed work.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Accurately document service requests and maintenance activities to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose mechanical or building defects and perform repairs.
• Experience with preventative maintenance and make‑ready turnover processes.
• Strong attention to detail for documentation and inventory management.
• Commitment to safety procedures and compliance with code requirements.
