Maintenance Supervisor – The Navigator Apartments

About the role

The Maintenance Supervisor ensures that all interior and exterior building components, grounds, amenities, and common areas of The Navigator Apartments meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Diagnose and resolve resident service requests and routine upkeep issues in accordance with policies, safety standards, and code requirements.
• Manage the make‑ready process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, task completion, and final inspections.
• Develop and enforce standards for the appearance and cleanliness of grounds, building exteriors, interiors, breezeways, signage, parking areas, and other common spaces.
• Inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance materials, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.

Required profile

• Experience overseeing maintenance operations in a residential or property‑management environment.
• Ability to diagnose mechanical and technical issues and implement effective repairs.
• Strong organizational skills for managing inventories, work orders, and make‑ready timelines.
• Proficiency in inspecting work quality and ensuring compliance with safety and code standards.
