Maintenance Supervisor – Lease Up

About the role

The Maintenance Supervisor – Lease Up will oversee technical and mechanical work to ensure that the community’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This role combines hands‑on maintenance with coordination of vendors to prepare vacant units for new residents.

Key responsibilities

• Respond to resident service requests and complete work orders, diagnosing issues and performing repairs in line with safety codes and company policies.
• Manage the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling contractors, ordering supplies and inspecting completed work.
• Develop and uphold standards for the appearance and cleanliness of grounds, building exteriors, breezeways, signage, parking areas and other common spaces.
• Inspect work performed by team members, vendors and contractors to ensure quality, compliance and adherence to specifications.
• Maintain inventory of spare parts and maintenance materials, coordinating with the Community Manager to stay within budget.
• Execute monthly preventative‑maintenance tasks as outlined in the policy manual.

Required profile

• Proven experience in residential property maintenance or a similar supervisory role.
• Strong knowledge of building systems, safety regulations and code requirements.
• Ability to prioritize work, manage multiple tasks and coordinate with external vendors.
• Excellent attention to detail and commitment to maintaining high standards of appearance and functionality.
