Maintenance Director

About the role

RAM Partners, LLC is seeking a seasoned Maintenance Director to lead the maintenance operations across its multi‑family portfolio. Reporting to the Property Manager and Area Vice President, you will oversee capital projects, preventive maintenance, and vendor relationships to ensure safe, efficient, and cost‑effective property performance.

Key responsibilities

• Develop and manage budgets, project plans, and schedules for capital improvements, deferred and preventive maintenance, and building construction.
• Obtain, evaluate, and recommend bids from contractors and vendors; supervise all on‑site work performed by external parties.
• Maintain inventory of supplies, manage vendor contracts, and ensure quality control of subcontractors and maintenance staff.
• Implement energy‑management processes to improve sustainability and reduce utility costs.
• Enforce standardized policies, ensure compliance with federal, state, and local regulations, and uphold safety standards.
• Prepare regular reports on budgets, schedules, HR metrics, inventory, and performance goals.
• Coordinate inspections with local enforcement agencies and address life‑safety hazards promptly.

Required profile

• Proven experience in facilities or maintenance leadership within multi‑family or commercial real estate.
• Strong project‑management and budgeting skills.
• Ability to manage multiple vendor relationships and negotiate contracts.
• Excellent organizational and communication abilities.
