Leasing Professional – Nexus Apartments

About the role

The Leasing Professional will drive occupancy, revenue, and resident retention for Nexus Apartments in Virginia Beach. You will manage the full leasing cycle, from prospecting and tours to lease signing and move‑in, while ensuring a high level of resident satisfaction.

Key responsibilities

• Conduct sales and leasing activities to meet occupancy and revenue targets, including greeting prospects, qualifying leads, touring the community, and processing applications.
• Inspect units before move‑in, confirm readiness, and coordinate any outstanding work with maintenance.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record leasing activity, and maintain prospect and resident data.

Required profile

• Demonstrated ability to achieve leasing and occupancy goals in a residential community.
• Strong organizational skills and attention to detail for unit inspections and paperwork.
• Proactive approach to market analysis and marketing plan execution.
