Leasing Professional – Amberleigh South

About the role

We are seeking a Leasing Professional to lead marketing, leasing and renewal efforts for Amberleigh South, a stabilized garden‑style community of 285 units in Wilmington, NC. The role focuses on driving occupancy, revenue and resident satisfaction through proactive leasing activities and resident retention initiatives.

Key responsibilities

• Conduct sales and leasing activities including greeting prospects, qualifying leads, touring the community, showing apartments, processing applications, credit and background checks, and preparing lease and move‑in packages.
• Inspect apartments before move‑in, ensure they are ready for residents, and coordinate any needed maintenance.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply community policies on concessions and specials to maintain occupancy.
• Design and execute marketing campaigns such as resident referral programs, employer outreach, and online advertising using platforms like Craigslist, Facebook and email.
• Utilize property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage prospect and resident data, and capture demographic information.

Required profile

• Proven experience in residential leasing or sales with a focus on achieving occupancy and revenue targets.
• Strong customer‑service orientation and ability to build lasting resident relationships.
• Knowledge of local rental market dynamics and competitive positioning.
• Ability to coordinate with maintenance teams and manage move‑in processes.
• Comfort using property management and online marketing tools.
