Lease Manager

About the role

As a Lease Manager at H&M Group, you will be responsible for managing the store portfolio in the Houston market. You will secure optimal locations, negotiate lease terms, and drive sustainable growth for all H&M brands.

Key responsibilities

• Develop and maintain an up‑to‑date roadmap of potential store locations for each brand.
• Analyze market data (rent, traffic, competition) to build fact‑based business cases.
• Lead the full leasing lifecycle: market analysis, deal negotiation, due diligence, and cross‑functional execution.
• Negotiate lease terms, set ambitious targets, and ensure compliance with H&M’s Code of Ethics.
• Prepare and present comprehensive business cases for approval.
• Collaborate with Construction & Fit‑out, Legal, and other functions to finalize deals.
• Monitor existing store leases and negotiate actions such as extensions, rent reductions, or terminations based on performance analysis.

Required profile

• Strong understanding of local customer behavior and retail competition.
• Ability to work collaboratively across multiple functions.
• Excellent analytical mindset with a focus on data‑driven decision making.
• Professional negotiation skills aligned with ethical standards.

Required skills

• Experience in retail real‑estate leasing or commercial lease negotiation.
