Lease Administrator

About the role

The Lease Administrator supports Chipotle’s real‑estate portfolio by ensuring lease compliance, managing occupancy expenses, and facilitating long‑term tenancy for restaurant locations. This role acts as a liaison between internal teams and landlords, helping to keep the business model financially sound.

Key responsibilities

• Interpret and analyze lease language to confirm critical dates, prepare stipulations, and set up recurring CAM, tax, and insurance payments.
• Process and approve monthly rent, one‑time payments, and TI Allowance invoices accurately and on time.
• Monitor TI Allowance documentation, collect payments, and abstract lease renewals and amendments.
• Set up anticipated rent payments for accruals and calculate percent‑rent payments based on sales data.
• Audit and reconcile landlord ledgers/invoices to ensure payments align with lease terms.
• Liaise with landlords and internal teams to resolve escrow changes, misapplied payments, utilities, and other discrepancies.
• Communicate lease issues, negotiate disputes, and ensure timely resolution.
• Control occupancy costs through annual CAM reconciliations and verify landlord compliance.
• Review lease obligations with business partners to provide insight for decision‑making.
• Identify departmental efficiencies, analyze business impact, and maintain electronic lease files.

Required profile

• B.A. or B.S. (or equivalent) with 3‑5 years of experience in commercial real‑estate lease administration, property management, or a related field.
• Restaurant or retail experience preferred.
• Proficiency in Microsoft Excel.
• Technical aptitude to use lease administration systems.
