Head Director of Project Management

About the role

The Head Director of Project Management will lead the planning, execution, and delivery of residential and mixed‑use development projects for AL Homes Inc., a brand of AlphaX RE Capital. Reporting to senior leadership, this role oversees multiple concurrent projects from acquisition through closeout, ensuring alignment with investment objectives and regulatory compliance.

Key responsibilities

• Lead multiple residential, multifamily, mixed‑use, and land‑development projects throughout the full development lifecycle.
• Direct project execution, including land acquisition support, due diligence, entitlement, design, permitting, construction, occupancy, and closeout.
• Establish project goals, budgets, schedules, milestones, and execution strategies aligned with business objectives.
• Ensure safe, efficient delivery in accordance with company quality standards.
• Lead entitlement activities such as zoning, rezoning, General Plan amendments, subdivision maps, development agreements, conditional‑use permits, and environmental reviews.
• Coordinate with city and county planning departments, public agencies, utility providers, and regulatory authorities.
• Represent the company in meetings with municipalities, community organizations, planning commissions, and city officials.
• Manage project risks, drive operational excellence, and optimize project performance.

Required profile

• Proven senior leadership experience in real‑estate development, overseeing complex, multi‑disciplinary projects.
• Strong ability to collaborate with acquisitions, development, construction, finance, asset management, sales & marketing, and external consultants.
• Demonstrated track record of delivering projects on schedule and within budget.
• Excellent communication and stakeholder‑management skills, especially with government and community entities.
