Groundskeeper / Porter – Kapilina Beach

About the role

We are looking for a motivated Groundskeeper / Porter to keep the Kapilina Beach community clean, safe and welcoming. You will work closely with the service team to maintain the grounds, amenities and overall curb‑appeal of this garden‑style property.

Key responsibilities

• Inspect the community throughout the day, removing litter, debris and pet droppings from common areas and amenities.
• Clear trash from vacant apartments before the make‑ready process and maintain storage areas.
• Complete minor service requests and assist the make‑ready specialist with unit turnovers.
• Change locks according to property policy and ensure pool gates comply with safety codes.
• Distribute resident notices and communications as needed.
• Report hazards or dangerous situations to supervisors promptly.
• Provide courteous customer service, answer resident questions and address maintenance complaints.
• Participate in safety meetings, complete OSHA‑related training and report accidents accurately.

Required profile

• Entry‑level candidate with a valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, sit for extended periods and perform bending, stooping and climbing tasks.
• Willingness to follow Greystar safety and risk‑management policies.
