Groundskeeper / Porter – Community Maintenance

About the role

The Groundskeeper/Porter will maintain the appearance and safety of the Maxwell on 66th community, ensuring that grounds, common areas and amenities are clean, functional and welcoming for residents and guests.

Key responsibilities

• Inspect the property throughout the day to remove litter, debris and pet waste, keeping all common areas tidy.
• Clear trash from vacant units before the make‑ready process and maintain storage areas.
• Perform minor service requests assigned by the Service Supervisor or Community Manager and assist with unit turn‑overs.
• Change locks according to policy and verify that pool gates and other safety features operate correctly.
• Distribute resident notices and communications as needed.
• Report any hazards or unsafe conditions to supervisors promptly.
• Provide courteous customer service, answer resident inquiries and address maintenance‑related complaints.
• Participate in safety meetings, complete required OSHA training and report accidents or incidents.

Required profile

• Valid driver’s license required to operate a golf cart on the property.
• Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects and work in confined spaces.
• Willingness to work outdoors in all weather conditions.
