Floating Leasing Manager

About the role

Greystar is seeking a Floating Leasing Manager to lead leasing, marketing and renewal efforts for its Duluth community. The role focuses on driving occupancy, revenue and resident satisfaction through end‑to‑end leasing activities.

Key responsibilities

• Greet and qualify prospects, conduct tours, show apartments and process applications, credit and background checks.
• Prepare lease agreements, move‑in packages and ensure smooth resident move‑ins.
• Inspect units before occupancy and coordinate any maintenance needed to achieve move‑in ready condition.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans and manage concessions to sustain occupancy.
• Design and execute marketing initiatives, including resident referral programs, employer outreach and online advertising on platforms such as Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data and capture demographic information.
• Maintain show‑unit standards through daily inspections and coordination with the maintenance team.

Required profile

• Proven experience in leasing or property management within multifamily residential communities.
• Strong customer‑service orientation with the ability to build relationships with prospects and residents.
• Knowledge of local rental market dynamics and competitive positioning.
• Ability to manage multiple tasks, meet occupancy targets and handle lease renewals.
