Director, Preconstruction

About the role

Greystar is seeking a Director of Preconstruction to lead the early‑stage development of residential and industrial projects across South Florida. The role sits at the intersection of design, finance and construction strategy, owning the full pre‑construction process from conceptual budgeting through bid management and project hand‑off.

Key responsibilities

• Research and analyze building systems, material selections, cost trends and applicable codes to guide project decisions.
• Contribute to design development of floor plans, building composites, elevations, amenity structures, site planning, civil and landscape design.
• Manage the complete bid process, distribute packages, evaluate proposals and select suppliers, vendors and subcontractors.
• Prepare conceptual budgets for due‑diligence, ensuring early‑stage financial assumptions are market‑based.
• Own all budgets and estimates across project phases, maintaining master budget templates, GMP roll‑ups and cost guidance models.
• Partner with regional construction and development teams to align pre‑construction schedules with overall project timelines.
• Conduct site visits to validate estimates, subcontractor scopes and capture lessons learned.
