Director of Preconstruction – General Construction

About the role

The Director of Preconstruction leads the strategic direction of preconstruction activities for complex projects across the San Francisco Bay Area. This senior leadership position bridges business development, design, and construction operations, focusing on high‑value sectors such as healthcare, life sciences, and advanced technology.

Key responsibilities

• Define and execute preconstruction strategy for major pursuits in targeted sectors.
• Oversee conceptual and detailed estimating, aligning with self‑perform capabilities and market conditions.
• Lead Go/No‑Go decisions, pursuit planning, and win strategies for negotiated work.
• Serve as senior client‑facing leader during interviews, presentations, and proposal efforts.
• Conduct constructability reviews and manage Target Value Design (TVD) processes.
• Direct value engineering and cost‑option analysis throughout design development.
• Manage subcontractor engagement, bid packaging, and scope coverage.
• Build and maintain relationships with key Bay Area subcontractors and trade partners.
• Identify and mitigate project risks, including logistics, procurement, and schedule challenges.
• Partner with Operations to ensure seamless transition from preconstruction to execution.

Required profile

• Bachelor’s degree in Construction Management, Civil Engineering, or related field.
• 12–15+ years of construction experience with significant preconstruction/estimating leadership.
• Extensive experience in the San Francisco/Bay Area construction market.
• Proven ability to lead high‑performing teams and drive pursuit strategies.

Required skills

• Self‑perform estimating and labor unit costing expertise.
• Proficiency with estimating platforms such as Timberline or Sage.
• Experience using scheduling tools like Primavera P6.
• Familiarity with VDC/BIM tools (e.g., Revit, Assemble) and 5D estimating workflows.
