Director, Development

About the role

Greystar is seeking a Director, Development to lead the pipeline of development pursuits for its Sacramento region. The role will oversee all phases of new development projects, from land acquisition and due diligence through underwriting, transaction closing, design, and construction, ensuring financial and growth targets are met.

Key responsibilities

• Manage due diligence on land opportunities and produce documentation on financial performance.
• Prepare detailed investment memorandums, pro‑forma models, and cost budgets for the Investment Committee.
• Negotiate sale and purchase agreements, issue LOIs, and ensure compliance with venture and loan documents.
• Establish pre‑construction schedules and resolve geotechnical, environmental, and land‑use matters.
• Direct third‑party consultants to develop project designs and building plans within approved scope.
• Review and approve soft‑cost expenses, finalize cost classifications, and manage the detailed development budget.
• Select FF&E, approve fitness‑center, pool, and related budgets.
• Coordinate with consultants, permit expeditors, and construction teams to satisfy municipal permitting and jurisdictional requirements.
