Community Manager – The Waters at Hammond

About the role

The Community Manager will oversee the day‑to‑day operations of The Waters at Hammond, ensuring the property meets its financial and operational goals while delivering a high level of resident satisfaction.

Key responsibilities

• Manage daily property activities, team members, and resources to achieve budgeted financial targets.
• Develop and input budget forecasts by analyzing financial statements, market data, and operational reports.
• Set rent rates, collect payments, process bank deposits, and prepare monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, and code charges to the appropriate accounts.
• Control expenditures within approved budgets and manage petty‑cash funds.
• Oversee lease enforcement, including application approvals, renewals, inspections, notices, evictions, and collection of late fees.
• Monitor market and economic trends to shape short‑ and long‑term marketing and leasing strategies.
• Promote resident satisfaction through responsive service and community engagement.

Required profile

• Experience in multifamily property or community management.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Strong analytical ability to interpret financial statements and market data.
• Excellent organizational and communication skills for coordinating with vendors, accounting, and owners.
• Proven ability to lead a team and manage operational budgets.
