Community Manager – The Kincaid at Legacy

About the role

The Community Manager will oversee day‑to‑day operations of The Kincaid at Legacy, ensuring the property meets its financial and operational goals while delivering a high level of resident satisfaction. This role combines property management, budgeting, and compliance responsibilities within Greystar’s global real‑estate platform.

Key responsibilities

• Assist in developing the property budget by analyzing financial statements, market data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate with accounting and owners.
• Manage expenditures within the approved budget and oversee petty cash fund balances.
• Enforce lease policies: approve applications, process renewals, conduct apartment inspections, issue notices, handle evictions, and collect late fees.
• Monitor market and economic trends to develop short‑ and long‑term leasing strategies that drive occupancy and revenue.
• Promote resident satisfaction through responsive service and community initiatives.

Required profile

• Experience managing property operations and financial performance.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations.
• Strong analytical skills for budgeting, financial reporting, and market analysis.
• Ability to coordinate with vendors, contractors, and internal teams.
