Community Manager – Student Living (Boise, ID)

About the role

Greystar is seeking a Community Manager to oversee day‑to‑day operations of a student‑living property in Boise, Idaho. The role combines property management, budgeting, and resident relations to ensure a vibrant, compliant community for university students.

Key responsibilities

• Develop and manage the property’s annual budget, analyzing financial statements and market data.
• Set rent rates, collect payments, process bank deposits and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting and owners.
• Control expenditures, maintain petty‑cash fund and stay within budget limits.
• Oversee lease administration, including application approvals, renewals, inspections, evictions and collection of fees.
• Build relationships with university housing and student affairs officials to stay informed of policies affecting the community.
• Ensure compliance with Fair Housing, ADA, Fair Credit Reporting Act and other applicable regulations.

Required profile

• Experience managing multifamily or student‑housing properties.
• Strong knowledge of Fair Housing, ADA, and related regulatory requirements.
• Ability to analyze budgets, financial reports and market trends.
• Excellent communication and relationship‑building skills with residents and university partners.
• Detail‑oriented approach to lease enforcement and vendor management.
