Community Manager – Student Living (Atlanta, GA)

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of a student‑living property in Atlanta, GA. The role is responsible for leading the on‑site team, ensuring financial performance, and maintaining compliance with housing regulations.

Key responsibilities

• Develop and manage the property budget by analyzing financial statements and market data.
• Achieve revenue targets by setting rent rates, collecting payments, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting and owners.
• Control expenditures within approved budgets and manage petty cash.
• Oversee lease enforcement, including application approvals, renewals, inspections, evictions, and collection of fees.
• Build relationships with university housing and student affairs officials to stay informed about campus policies.

Required profile

• Experience managing multifamily or student‑living properties.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Proven ability to lead on‑site staff and coordinate with external vendors.
• Solid financial acumen for budgeting, rent collection, and expense control.
