About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of an assigned property in Richmond, VA. The role combines operational management, financial oversight, and resident engagement to ensure the property meets its budgeted goals and delivers a high‑quality living experience.

Key responsibilities

• Manage daily property operations, including team coordination, activity scheduling, and resource allocation.
• Provide input on property budgets by analyzing financial statements, marketing data, and operational reports.
• Achieve targeted revenues by setting rent rates, ensuring timely rent collection, processing bank deposits, and preparing monthly financial reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate with accounting.
• Control expenditures within approved budgets and manage petty‑cash funds.
• Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
• Analyze market and economic trends to develop short‑ and long‑term marketing and leasing strategies.
• Promote resident satisfaction and retention through proactive communication and community initiatives.

Required profile

• Experience in multifamily property management or community management.
• Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and related regulations.
• Ability to analyze financial statements and develop budgets.
• Strong understanding of lease administration and vendor management processes.
