Community Manager – Garden-Style Property

About the role

We are seeking a Community Manager to oversee day-to-day operations of a 300-unit garden-style property in Marlowe Chamblee. The role combines property management, leasing, and financial responsibilities to ensure the community runs smoothly and meets performance targets.

Key responsibilities

• Assist in developing the property budget by reviewing financial statements, marketing data and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, making bank deposits and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges correctly and coordinate with accounting and owners.
• Manage petty‑cash fund and control expenditures within the approved budget.
• Oversee lease enforcement: approve applications, discounts and renewals, conduct apartment inspections, issue notices, process evictions and collect late fees.
• Monitor market and economic trends, and implement short‑ and long‑term leasing and marketing strategies to maintain occupancy.

Required profile

• Experience in multifamily property operations or community management.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act and other relevant regulations.
• Ability to analyze financial data and make budgetary decisions.
• Excellent organizational and communication skills.
