Community Manager for Student Living Property

About the role

The Community Manager will oversee the daily operations of the Accolade on Chestnut student‑living property, leading the on‑site team and ensuring the community runs smoothly while meeting financial and operational targets.

Key responsibilities

• Provide input for property budget development by analyzing financial statements, marketing data and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, making bank deposits and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly and coordinate with accounting and ownership.
• Control expenditures within the approved budget and manage the petty‑cash fund.
• Oversee lease enforcement, including approving resident applications, discounts, renewals, conducting inspections, processing evictions and collecting allowable late fees.
• Establish and maintain relationships with housing and student‑affairs officials at affiliated academic institutions.
• Ensure compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act and other applicable regulations.

Required profile

• Experience in multifamily or student‑housing property management.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act and related regulations.
• Proven ability to manage budgets, financial reporting and vendor relationships.
• Excellent organizational skills for overseeing lease administration and daily operations.
• Effective communication skills for interacting with residents, university officials and internal teams.
