Community Manager for Solis Peachtree Corners

About the role

The Community Manager will oversee the day‑to‑day operations of the Solis Peachtree Corners midrise property. This includes leading the on‑site team, managing financial performance, and ensuring compliance with all relevant housing regulations.

Key responsibilities

• Provide input on budget development by analyzing financial statements and market data.
• Achieve targeted revenues by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate with accounting and ownership.
• Control expenditures within the approved budget and manage petty‑cash funds.
• Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
• Monitor market and economic trends that could impact the property and implement short‑ and long‑range strategies.

Required profile

• Experience managing a midrise, lease‑up property of approximately 250 units.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations.
• Ability to analyze financial data, set rent structures, and prepare budget reports.
• Strong vendor management skills, including invoice approval and insurance verification.
• Proficiency in lease enforcement processes and resident relations.
