Community Manager for Belmar Villas

About the role

The Community Manager for Belmar Villas will oversee daily property operations, lead the on‑site team, and ensure the community meets financial and service goals.

Key responsibilities

• Develop and manage the property budget by analysing financial statements, market data and operational reports.
• Set rent rates, collect rent and fees, process bank deposits and prepare monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts and coordinate payments.
• Control expenditures within approved budgets and manage the petty‑cash fund.
• Oversee lease enforcement, including application approvals, renewals, discounts, inspections, notices, evictions and collection of late fees.
• Monitor market and economic trends, and implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue targets.
• Promote resident satisfaction through responsive service and community engagement initiatives.
• Ensure compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act and other applicable regulations.

Required profile

• Proven experience in property or community management, preferably in multifamily housing.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act and related regulations.
• Ability to analyse budgets, financial statements and market data to drive performance.
• Experience managing vendor relationships, invoice processing and cash handling.
• Excellent communication skills and a focus on resident satisfaction.
