Community Manager for Aven Ridge Property

About the role

The Community Manager will oversee the day‑to‑day operations of the Aven Ridge property, leading the on‑site team and ensuring financial and operational targets are met while maintaining compliance with housing regulations.

Key responsibilities

• Provide input into property budgeting by analyzing financial statements and market data.
• Achieve revenue targets by setting rent rates, collecting payments, and preparing monthly financial reports.
• Approve vendor and contractor invoices, verify insurance certificates, and code charges to the appropriate accounts.
• Control expenditures within approved budgets and manage petty cash.
• Oversee lease enforcement, including application approvals, renewals, inspections, evictions, and collection of fees.
• Analyze market trends and implement short‑ and long‑term leasing strategies to meet occupancy goals.
• Promote resident satisfaction and retention through effective communication and service delivery.

Required profile

• Experience in property or community management.
• Strong financial acumen and ability to work with budgets and financial reports.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Ability to manage vendors, contractors, and on‑site staff.
• Excellent communication and resident service skills.
