Community Manager for Avana Avebury Property

About the role

We are seeking a Community Manager to oversee the day‑to‑day operations of Avana Avebury, a stabilized garden‑style apartment community in Charlotte, NC. Reporting to senior management, you will lead the on‑site team, manage resources, and ensure the property meets its financial and operational objectives while complying with all relevant regulations.

Key responsibilities

• Assist in developing and managing the property budget by analyzing financial statements and market data.
• Achieve revenue targets by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges to the appropriate chart of accounts, and coordinate with accounting and ownership.
• Control expenditures within the approved budget and manage the petty‑cash fund.
• Oversee lease enforcement, including approving resident applications, discounts, renewals, conducting inspections, processing evictions, and collecting late fees.
• Monitor market and economic trends that could affect the community and implement appropriate actions.
• Ensure compliance with Greystar policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws.

Required profile

• Experience managing a multifamily residential property or similar real‑estate operation.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related housing regulations.
• Proven ability to manage budgets, financial reporting, and vendor relationships.
• Excellent organizational and leadership skills to direct on‑site staff.
