Community Manager for Avana Acworth Property

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of the Avana Acworth property portfolio. You will lead a team, manage financial performance, and ensure compliance with all relevant housing regulations.

Key responsibilities

• Manage daily operations of two or more assigned properties, including team supervision and resource allocation.
• Assist in budget development by analyzing financial statements, market data, and operational reports.
• Achieve targeted revenue by setting rent rates, collecting payments, making bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly, and coordinate with accounting and ownership.
• Control expenditures within approved budgets and manage petty‑cash funds.
• Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
• Monitor market and economic trends to shape short‑ and long‑term marketing and leasing strategies.
• Ensure compliance with Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations.

Required profile

• Proven experience in residential property management or community management.
• Strong understanding of budgeting, rent collection, and financial reporting.
• Familiarity with vendor management, invoice processing, and insurance verification.
• Knowledge of lease enforcement procedures and relevant housing laws.
• Ability to analyze market trends and develop effective leasing strategies.
