Community Manager – Exchange at Westgate

About the role

The Community Manager for Exchange at Westgate will oversee the daily operations of a stabilized 312‑unit garden‑style apartment community in Leland, NC. Reporting to senior management, the role ensures financial performance, regulatory compliance, and resident satisfaction across all aspects of property management.

Key responsibilities

• Manage day‑to‑day property operations, including team supervision and resource allocation.
• Provide input on budget development by analyzing financial statements, market data, and operational reports.
• Achieve targeted revenues by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate payments.
• Control expenditures within approved budgets and manage the petty‑cash fund.
• Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
• Monitor market and economic trends that could impact the property and adjust strategies accordingly.

Required profile

• Experience managing multifamily housing operations.
• Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant regulations.
• Strong analytical abilities for budgeting, financial reporting, and market analysis.
• Proven ability to lead a property team and coordinate with vendors and owners.
